Stonebriar, Newman Village, and the custom enclaves. Big lots, young canopy, and HOAs with teeth.

Frisco's premium communities, Stonebriar, Newman Village, and the custom enclaves around them, have large lots, architecturally detailed homes, and HOA review committees with real teeth. The outdoor living environments here have to hold up to the same finish level as the interiors. That's the expectation, and it's a reasonable one.

The defining challenge in Frisco is that the canopy is still young. Most of these properties were built in the last two decades. A well-planted Lakewood street took eighty years to look that way. You can't buy that. What you can do is select the right species, place them for fifteen-year impact, and use covered structures and pergolas to create shade while the trees catch up. We design for the property as it'll read in ten years, not as it reads on installation day.

HOA architectural committees here want documentation packages, not just drawings. Site plans. Materials boards. Planting schedules. Elevation drawings. We've worked through enough Frisco community reviews to know what gets flagged and how to come in prepared so the approval doesn't eat weeks of the construction schedule.

Black clay runs under all of it. Expansive, moves with moisture, causes hardscape failure if the base isn't built properly. We don't shortchange the base. We've seen the alternatives and they're not cheaper in the long run.

Homes in Stonebriar and Newman Village lean transitional and modern-traditional. Clean-cut limestone coping. Large-format concrete pavers. Restrained planting palettes. Those choices read well against these facades and they age well, which matters more.

Frequently Asked Questions

Do you handle HOA submissions in Frisco communities?

Yes. Full documentation package, site plans, materials boards, plant schedules. We submit on your behalf and respond to reviewer comments.

How do you handle limited tree canopy on a newer property?

Fast-establishing natives in appropriate sizes, covered structures for immediate shade, and a planting plan designed for fifteen-year maturity. No instant canopy, but smart choices make year five look a lot different from year one.

Can you work within the HOA's approved plant palette?

Yes. Every time. You can usually meet both the HOA's requirements and the site's needs if you draw from the approved list thoughtfully.
