Drive through Bluffview and the terrain is immediately different from the rest of the city. The land rolls. Properties step down toward the Bachman Branch creek system. The slope is the first design decision on most projects here. We start with a topographic survey. Pool siting, retaining wall alignment, hardscape layout, drainage routing, all of it starts from the grade, not from a stock plan. The level usable area on most Bluffview lots is something you create, not something you inherit.
Retaining walls here aren't just functional. They define outdoor rooms, create terraced garden zones, and give smaller footprints a sense of structure they wouldn't otherwise have.
