Russwood Acres was platted when North Dallas still had room to be generous. The lots are broad, the canopy planted through the 1960s and 1970s has had sixty years to fill in, and the houses run from original mid-century ranches to substantial contemporary rebuilds. That combination is getting harder to find inside the city, and it is why most of the work here is renovation rather than new construction.

The trees are both the asset and the constraint. Sixty-year-old canopy decides where a pool can go, where a motor court can widen, and how much sun a garden actually gets in July. We survey the canopy before drawing anything. On a lot like this the tree usually wins the argument.

Most of these properties were designed around a way of living that has changed. The kitchen faced away from the yard.
