Ten years ago Celina was rural. Now it's one of the fastest-growing cities in Texas, and both versions of the town still exist: newer master-planned communities with HOA review, and older acreage properties where the landowner has real latitude. Different processes. Different design vocabulary. We work in both.
The one thing most Celina sites have in common is a young canopy. Much of the residential development here is recent, and you can't buy shade that isn't there yet. So we design for it. Fast-establishing native oaks and elms in the right sizes, positioned where they'll close the canopy over the pool and patio. Covered outdoor living structures that make August usable now, while the trees grow into the work.
Lots are generous in Celina, even in the master-planned sections. There's room to do more than a pool and a patio. Entry sequences, motor courts, garden rooms, perimeter planting that relates to the open land around the newer developments rather than fighting with it. We design to the full parcel, not just the back yard.
The expansive clay runs through here the same as everywhere else in North Texas. Hardscape bases and drainage get engineered for it. That's not special treatment for Celina. It's just how we build.
Celina's permitting process is still maturing with the town's growth. HOA review applies in the master-planned communities. We stay current on what each track requires and manage it. You shouldn't have to track down answers from a city department that's also still figuring itself out.
