Volk Estates

Volk Estates does not read like the rest of University Park. The lots are larger, the canopy is older, the houses are architecturally individual rather than variations on a theme, and the enclave sits close to Turtle Creek and the parks. There is more room here than the Park Cities usually allow, and the expectation of polish does not relax because of it.

What's specific to Volk Estates

Let the house set the vocabulary. A Georgian and a modern rebuild on the same street should not get the same garden. We work from the home's proportions, materials, and the views out of its principal rooms, then extend those decisions outward.

The canopy is a real asset and it constrains the plan. Mature trees dictate pool siting, terrace elevation, and where a drive can widen. Root zones belong in the earliest decisions, not the last ones.

Estate-scale planting needs a hierarchy: canopy, understory, hedge, ground plane. Skip a layer and a large property reads thin no matter how much material goes into it.

A large front yard gets elegant through restraint. A clear walk or drive, well placed trees, disciplined planting masses, and one or two focal points do more than filling the space.

Park Cities setback and review requirements still apply. Pool placement, structures, and hardscape edges all get checked at survey, so we work to them before drawing rather than after.
