Greenway Parks

Greenway Parks is unusual even by Dallas standards. It was laid out as a residential park, with privately held greenways running between the houses instead of behind them, and it has been City of Dallas Conservation District No. 10 since May 2003. The result is a neighborhood where a private garden is always seen in relation to shared ground. That changes how the landscape has to be designed.

What's specific to Greenway Parks

Your back edge is somebody else's view. Planting, fencing, and any structure near a greenway get read from the common space as much as from your own terrace. The designs that work here are edited rather than maximal.

Conservation district standards apply to visible exterior changes, so the review question belongs in early design rather than in the middle of construction. We identify where it applies before drawings go final.

Privacy still works, it just cannot be blunt. Hedges, low walls, and layered planting hold a boundary without announcing it. A tall solid fence on a greenway edge fights the single thing that makes the neighborhood valuable.

Scale is the whole game. Outdoor rooms here should feel intimate and well proportioned. The openness is already supplied by the neighborhood, and you do not have to reproduce it on your own lot.

The architecture does not require a period reproduction garden. Contemporary detailing works when its scale and materials are sensitive to what surrounds it.
