North Dallas isn't one neighborhood. It's a collection of them, stretched across the band above LBJ Freeway from the Tollway east through Preston Road and beyond. Some of the city's most actively renovated estate lots are in this corridor. So are some of its most recent new builds on half-acre and larger parcels. The range of work we do here is wider than in any single area we serve.
Lot sizes give real latitude. Half an acre to over an acre across much of the area, with dedicated zones for pool, outdoor living, garden, and lawn achievable on most properties when the program supports them. We design to the full site, not just the back yard.
The architecture is everything. French eclectic, Georgian, Mediterranean, Hill Country modern, contemporary. Sometimes two of those on the same block. A landscape that reads well on a French formal estate has no business in front of a contemporary build. We don't have a North Dallas style. We work from the house outward on every project.
Clay soil runs throughout. Same black gumbo as the rest of Dallas. Hardscape base prep, drainage detailing, and plant spacing all account for it. We're not pricing the cheapest base. We're pricing the base that won't move in year five.
Most North Dallas lots carry mature pecans, live oaks, and cedar elms, particularly on properties that've been in place for thirty years or more. Dallas tree ordinance applies. On properties with significant canopy, tree assessments come before any drawings do.
Standard City of Dallas permitting applies across most of the area. A few subdivisions carry HOA review. Where it applies, we identify it early and build the timeline around it.

Yes. Pool, outdoor living, hardscape, garden, planting. That's the typical North Dallas scope. The lots support it.

The house sets the vocabulary. We design from that, not from what the neighbors are doing.
What's a realistic timeline for a large estate here?
Nine to eighteen months for a comprehensive project. Three to six for focused scope. We set that at the start, not later.
